A delightful family-run bed and breakfast on an idyllic tree-lined avenue, Annandale House is a leafy haven among the hustle and bustle of Dublin city. Guests can indulge in en-suite bedrooms, fluffy towels and beautifully designed features in this ideally located home. Tucked away between Dublin city centre (10 minutes away) and Dublin Airport (15 minutes away) guests can enjoy hassle-free travel and easily explore the city’s sights and sounds. Visitors can discover Christchurch Cathedral, Trinity College, the Guinness Storehouse and the renowned Grafton Street and O’Connell Street shopping districts.

How to get here

From Dublin Airport: Take M1 follow signs for Dublin City.... DO NOT GO INTO THE PORT TUNNELL...At the first junction/traffic lights at the end of the motorway turn left onto Collins Avenue. At the next lights turn right for Grace Park Road, Annandale House is number 84.

From city centre:  From O’Connell Street City Center, follow signs for Dublin Airport to Upper Drumcondra Road turn right at the Griffith Ave junction/traffic lights , at the next traffic lights turn left for Grace Park Road. Annandale House is number 84.

Bus Routes: 41, 41a, 41b, 41c, 16A, 11, 11a, 3, 123.

Cosy room, comfy bed, nice breakfast. This B&B is really well placed, a short distance from the city centre with bus stop a 10 minute walk away. Julie and Brian are really friendly and helpful...with good tips about what to see, where to eat etc. Breakfast was interesting as we ate with other guests from different countries...Italy, Norway and Germany in our case. Julie helps this go with a swing by making sure she introduces everybody to each other and gets the conversation going. The only reason I've scored this B&B a 9, instead of 10, is that it would have been nice to have the choice of continental breakfast as well as cooked breakfast.

My daughter and I arrived early for our stay. We were happily welcomed even when we were early. The house was clean and very comfortable. The shower was great, hot and had good water pressure! Our hostess was told us about parking at the house but I was uncomfortable with the busy street and tight parking situation. I was still trying to get use to driving in Ireland. We were able to find parking around the corner and a short walk to the house. Our hostess family shared information about the buses and sights close by. We parked our car and took the bus everywhere. The location was great for city center. Breakfast was wonderful! Puppies were so cute! Thanks for welcoming us into your home.

We had an excellent time our two nights at Annandale House. Julie was a terrific host, very helpful with instructions for getting to city center and made an awesome breakfast. It was very nice to eat breakfast family style in conversation with the other guests. The room was clean, quiet and comfortable. Parking was tight we used public transportation, that was not a problem. Also, they were very accommodating in getting us out on time for our morning flight. If we are fortunate to make it back to Ireland, we would definitely consider staying again at Annandale House.

The room was very nice and clean. The only problem was that we were not able to park at the home! Being a tourist and having to park your car somewhere around the block that was unknown was very uncomfortable. We also had to leave at 7am for an early flight and were not allowed to eat breakfast. We were not even allowed to eat a cold breakfast. When we did arrive back at the room we were given a little snack box for the morning to hold us over. Pictures are very misleading.

Thank you for your review and it is regretful you were unhappy with your visit. However it is stated clearly on the website that parking is limited, if you have an early departure the last thing you need is to get blocked in by another car which is why we recommend parking (for free) literally around the corner. We did offer you a complimentary snack box for your very early departure. We do this as we have other guests staying and it’s important not to disturb them so early in the morning. Our breakfast times are also stated clearly on the website. It is regretful you did not see both of these items when you booked. Best wishes Julie Mahon.
