Of the four B&Bs my mom and I stayed in this time in Ireland, this was the most disappointing. On the surface, it's lovely. There's a large guest lounge with a fireplace that overlooks the river. It's a cozy place to sit (and use the WiFi because the WiFi doesn't work in the rooms).
Our room had recently been refurbished and the en suite bathroom redone as well. It all looked good when we entered, but we soon discovered there are no outlets in the bathroom (which we encountered in other B&Bs as well) and although there are outlets in the sleeping area, there are no mirrors there. So even though you could plug in a hair dryer or a curling iron in the bedroom area, you have to make do with whatever type of mirror you've brought with you--if any. It's less than ideal.
In addition, the water pressure in the shower was abysmal. I had hoped to wash my hair while we were there, but I would never have been able to thoroughly wet, wash, and rinse it, so I skipped that and saved it for our next stop. (My hair is shoulder length and very thick; my mom made it work for her shorter hair.)
The heating system is run on some kind of timer. The room was very chilly when we arrived (mid-October). It did warm up eventually, but it would have been nice to have been able to control the temp and warm it up sooner when we wanted it.
I also spied several cobwebs in our room, which was a bummer. Those are so easy to swipe away before new guests come in.
As others have said, this is much more like a hotel than a B&B. It lacks the personality of a B&B. The staff we met were friendly, but not as genuine or warm as the owners of the other B&Bs. The breakfast was good--made to order hot dishes and a variety of juices, cereals, coffee, and tea available for self-serve.
The location is definitely a plus. it's easy to get to town for shopping and meals. It's very close to the Ring of Kerry. It was fine, just not my favorite.

Disappointing room, great location. Bedroom was small, outdated, clean, overheated, comfortable bed. But the building sits next to the river and the huge windows of the sitting room and dining room overlook the river view. Thanks to advice from our hostess, we walked from the b&b to an excellent restaurant for suppers (Kaynes) and we walked a trail along the river to the venue for a superb show of Irish music and dancing (Celtic Steps). The b&b was also just up the road from some fabulous places to visit.

This place was horrible. The picture makes it look like a serene setting. It was taken from across the river. It is on a very busy street. The only thing that makes it a B&b is that it has beds and breakfast. It is a poorly built small hotel. Listing says room has tv. Ours had a place to plug one in but no tv. Listing says it has Wi-Fi. We had no access in our room. You had to go to a common room. Heat didn’t work. I asked how to turn it on and was told that it was off in the building. Came on the day we left. Door knobs going into the rooms were poor quality locks like on house interior. You could easily open any room with a screwdriver. Breakfast was good. Some staff tried hard. Others were indifferent. Do not stay there
